- [ ] Verify the seller’s identity and ownership documents.
- [ ] Check the complete ownership history (title chain).
- [ ] Obtain and examine the Encumbrance Certificate.
- [ ] Verify 7/12, 8A or Property Card as applicable.
- [ ] Check mutation entries and Index II.
- [ ] Verify approved layout and land-use permissions.
- [ ] Check RERA registration where applicable.
- [ ] Verify building plan, CC and OC where applicable.
- [ ] Check outstanding property tax, society and utility dues.
- [ ] Verify bank loan closure and mortgage release, if applicable.
- [ ] Have a property advocate issue a title-search report.
- [ ] Review the final agreement before paying or registering.
